Protection Technology

From Basic Barrier to Full Waterproof

Four protection tiers engineered for different levels of risk and property profiles.

Mattress protector layers and waterproof TPU membrane technology

Protection Levels

Standard

Standard Fitted Protector

Microfiber or polyester jersey at 90–120 GSM serves as a basic fabric barrier against dust mites, allergens, and light soiling — suitable for budget properties where cost is the primary driver.

90–120 GSM Dust Mite Barrier 2–3 Year Life
Premium Terry

Premium Cotton Terry Protector

105–200 GSM cotton terry with absorbent loop-pile surface that wicks away minor spills and provides a softer, more cotton-like feel under the fitted sheet — the most popular choice for mid-scale hotels.

105–200 GSM Absorbent Terry Cotton Feel
Waterproof TPU

Waterproof TPU Protector

Cotton terry top layer with thermoplastic polyurethane membrane — hydrostatic pressure ≥50 KPA, MVTR ≥3500 g/m²/day. Waterproof yet breathable, the standard for properties with incontinence, children, or high-turnover risk.

≥50 KPA ≥3500 g/m² MVTR 3–5 Year Life
Topper

Microfiber Mattress Topper

500–1000 GSM microfiber fill in quilted or baffle-box construction adds a soft comfort layer, extending mattress life by absorbing body impression while upgrading perceived bed quality — a cost-effective alternative to mattress replacement.

500–1000 GSM Baffle-Box Comfort Layer

Fit & Durability

All our protectors use a fitted-sheet design with elasticated knit skirts that stretch to accommodate mattress depths from 20–40 cm (deep-pocket 50 cm options available for pillow-top and luxury mattresses), ensuring a secure fit that does not pop off during the night or during housekeeping changes.

Elastic is sewn all the way around the perimeter, not just at corners, for better grip. Waterproof TPU protectors use a bonded membrane that is flexible and silent — it does not crinkle like cheaper vinyl alternatives, so guests do not notice it under the sheet.

Edges are double-stitched for tear resistance, and the knit skirt fabric is tested for stretch recovery to maintain fit through hundreds of wash cycles. All protectors are machine-washable in commercial laundry conditions; TPU protectors should be washed on warm (not hot) cycles and tumble-dried on low heat to preserve membrane integrity, with a typical service life of 3–5 years under normal use.

Frequently Asked Questions

Does my hotel really need mattress protectors?

+

Yes. A quality mattress protector is one of the best investments a hotel can make. The average hotel mattress costs $500–2,000+ and should last 7–10 years, but without protection, spills, body fluids, and dust mites can shorten that life significantly or create hygiene issues. A $10–30 protector that extends mattress life by 2–3 years delivers an excellent return on investment. Additionally, protectors can improve guest comfort (cotton terry and topper styles) and are essential for managing allergy and asthma-related guest concerns.

What is the difference between fitted and encasement protectors?

+

Fitted protectors cover the top and sides of the mattress like a fitted sheet — they are faster for housekeeping to install and remove, and work well for standard spill and allergen protection. Encasement protectors fully enclose the mattress (including the bottom) with a zip-around closure, providing complete protection against bed bugs, dust mites, and spills on all sides. They are recommended for high-risk properties (budget hotels, hostels, properties in bed-bug-prone areas) or where comprehensive allergen control is required. However, they take longer to fit correctly and may be skipped by housekeeping if processes are weak, so they require strong operational discipline.

Will a waterproof protector make the bed hot or noisy?

+

Cheaper vinyl protectors can crinkle and trap heat, but our TPU (thermoplastic polyurethane) membrane protectors are designed to be silent and breathable. The TPU barrier has a water vapour transmission rate of ≥3500 g/m²/day, allowing moisture vapour (body heat and sweat) to pass through while blocking liquid water. The cotton terry top layer adds natural absorbency and a soft cotton feel. Most guests cannot tell a quality TPU protector is on the mattress — it does not affect the feel or temperature of the bed significantly.

What mattress depth should I order for hotel mattresses?

+

hotel mattresses vary in depth. Standard budget to mid-range mattresses are typically 20–30 cm deep. Luxury pillow-top and memory foam mattresses can be 35–45 cm deep. We recommend measuring your actual mattress depth (including pillow-top if applicable) and ordering a protector with a skirt depth that is at least 5 cm deeper than your mattress to ensure a secure fit. Our 40 cm standard fits most hotel mattresses; our 50 cm deep-pocket option fits most pillow-top and luxury mattresses.

How often do I need to replace mattress protectors?

+

With proper care, a good quality TPU waterproof protector typically lasts 3–5 years. Standard fabric protectors last 2–3 years. Signs it is time to replace: the waterproof layer is no longer effective (test with water), there are tears or holes in the fabric, elastic has lost its stretch, or there are permanent stains. Mattress toppers have a similar 3–5 year lifespan but may need replacement sooner in high-turnover properties where body impression becomes visible.

What is the difference between a mattress protector and a mattress topper?

+

A mattress protector is a thin, form-fitting barrier designed primarily to protect the mattress from spills, allergens, and wear. It adds minimal comfort change. A mattress topper is a thicker, padded layer (typically 5–10 cm of microfiber, memory foam, or down/feather) designed primarily to add comfort and softness to the mattress, though it also provides some wear protection. Toppers are a cost-effective way to upgrade the perceived quality of an older mattress during a refresh without full replacement. Many hotels use both: a waterproof protector underneath and a comfort topper on top.
